A Real Estate Relationship Built on Trust
In 2017, I had the pleasure of helping my clients purchase a home at 913 Vine Street in Oceanside, California.
They moved in, made it their home, and began building their life there.
By 2019, their family was growing, and they needed a larger home with more room for their next chapter.
When they decided to sell, they called me again.
What followed was a real estate journey involving a challenging housing market, creative property marketing, overlapping escrows, and a competitive purchase negotiation.
The Challenge: Selling in a Slower Market
Selling a home isn’t always easy, especially when buyer activity slows.
When we listed 913 Vine Street in 2019, the property wasn’t attracting the level of attention we had hoped for.
Rather than simply waiting for buyers to appear, I took a proactive, hands-on approach to marketing.
My strategy included:
- YouTube video marketing: I created a video introducing the property to potential buyers online.
- Open houses: I personally hosted open houses to generate exposure and connect with prospective buyers.
- Targeted neighborhood outreach: I mailed letters to local renters who might be ready to purchase a home.
- Community-focused marketing: I contacted nearby homeowners who might have friends, family members, or adult children interested in living close by.
The goal was to reach beyond traditional listing exposure and find the right buyer through multiple channels.
The Setback: Missing an Opportunity to Buy
While working to sell Vine Street, my clients were also searching for a larger home.
We identified a potential replacement property, but because their existing home had not yet entered escrow, we lost that opportunity.
It was disappointing, but we remained focused on the bigger objective: selling their current home and positioning them to purchase the right property.
I continued working to secure a buyer for 913 Vine Street and keep the transaction moving toward closing.
The Breakthrough: Finding Their Dream Home
Once we had a buyer and the Vine Street property was in escrow, we found a home that was an excellent fit for my clients’ growing family.
But there was another challenge.
Three competing offers were higher than ours.
Many buyers assume that the only way to win a competitive real estate negotiation is to offer the most money.
That isn’t always true.
Sellers evaluate more than price. Contract terms, transaction timing, financing considerations, and the overall likelihood of a successful closing can all influence their decision.
I focused on structuring a competitive offer and negotiating effectively on my clients’ behalf.
Our offer was accepted despite three higher competing offers.
The specific contract terms remain confidential, but the experience demonstrated how thoughtful negotiation can help buyers compete without necessarily submitting the highest price.
Coordinating Overlapping Escrows
With 913 Vine Street in escrow and the replacement property under contract, we needed to coordinate two overlapping real estate transactions.
That meant staying attentive to deadlines, communication, and the progress of both escrows.
I worked to keep the Vine Street sale moving forward while helping my clients navigate the purchase of their next home.
For homeowners buying and selling simultaneously, this coordination can be one of the most important parts of the process.
The Result: Helping a Growing Family Move Forward
This wasn’t simply a home sale.
It was a relationship that began when I represented my clients as buyers in 2017 and continued when they returned to me in 2019 to sell and purchase their next home.
Despite a slower market, limited initial buyer interest, a missed purchase opportunity, and competing offers on their next property, we successfully navigated the transition.
The experience illustrates three principles that guide my work as a San Diego County real estate broker:
Proactive marketing matters. When a listing needs additional attention, creative outreach and direct engagement can help reach potential buyers.
Negotiation involves more than price. Understanding the entire offer can be critical in competitive situations.
Long-term relationships matter. Helping clients through different stages of homeownership allows me to better understand their goals and develop strategies suited to their changing needs.

Frequently Asked Questions
How do you sell a home in Oceanside when buyer activity is slow?
A thoughtful pricing and marketing strategy can help. Depending on the property, video tours, open houses, targeted neighborhood outreach, and direct engagement with potential buyers can complement traditional online listing exposure.
Can you buy a new home while your existing home is in escrow?
Yes. Many homeowners coordinate the sale of their existing property with the purchase of another home. Careful attention to financing, contractual contingencies, deadlines, and escrow timing is essential.
Can a buyer win a multiple-offer situation without offering the highest price?
Yes, although acceptance is never guaranteed. Sellers may evaluate contract terms, timing, financing strength, contingencies, and other factors in addition to price.
Does Phillip Saenkov help clients both buy and sell homes in San Diego County?
Yes. This Oceanside case study describes how Phillip represented the same clients in their 2017 purchase, 2019 sale, and subsequent replacement-home purchase.
